This is a 45 foot, 1979 CarlCraft houseboat with a fly bridge, and


coveted live aboard status and slip. If you want a comfortable and


spacious boat, in a terrific community, this one is hard to beat for


the price! All of the space and amenities of a one bedroom apartment,


with the many perks of entertaining or relaxing on your own top deck,


with a fantastic view of the Washington monument, Jefferson memorial,


Haines Point, 4th of July fireworks, and the Potomac. The yacht club


has events throughout the year, including happy hours, parties on the


barge (that you can reserve for private parties too), Sunday brunch,


sailing, and much more.





GangPlank marina is closest to the SouthWest Waterfront metro station


on the green line, and also an easy walk from L'Enfant


(blue/orange/green/yellow lines). Very quick access to I-395 and


I-295, and a short walk to the National Mall, short drive to Reagan


National airport/Pentagon City/Pentagon Row. Gated parking space


included. There is a CVS and Safeway a couple blocks away, as well as


the new Nationals stadium.





This liveaboard houseboat is a delight to live on with lots of light,


huge windows all around!! I have made numerous improvements to this


boat in the three and half years that I have owned it. In fact I


worked on it every day for the first year. Almost all interior


features have been replaced or upgraded, as my goal was to make a very


comfortable live aboard.





A great deal of attention and resources were spent on the complete


kitchen, with tons of storage space in all new oak cabinetry, new


countertops, full-size refrigerator, microwave, large stove, and a


water filtration system.





The full bathroom is large by boat standards, with a comfortably sized


shower and tub, and plenty of hot water. I have replaced a number of


important items including the water tanks (about 80 gallons), holding


tank (25 gallons), water pump, shower pump, and AC unit (15,000 BTUs –


that's a lot of cold). The boat is warm and toasty in the colder months,


with electrical heating units that will come with the boat.





The spacious salon/living room has spectacular views of the Washington


monument as well. A small TV with DVD player, large comfortable


leather sofa, queen size bed with lots of storage space underneath,


and dresser are yours to keep if you wish. I put in beautiful hardwood


floors on the salon and reinforced the stringers for extra support.


There is a cuddy which makes for terrific storage; or a great place to


put unwanted (and preferably small) guests.





The majority of the lower deck was rebuilt. The lower and mid-decks


were painted last fall. Many of the stanchion bases were rebuilt and


all were re-bedded. If you want to take this boat out it's definitely


possible, but will take some more work.
