Hardwood floors in the living room. Kitchen includes a stainless steal three burner gas range + oven and two 3ft refrigerators (one DC one AC). Dinning room has a table that extends to easily seat 4 (and 6 possible).
There is a second forward head, and a sink and shower for guests, and a good size cuddy with another queen bed that is quite comfortable. We've had lots of people stay with us, and some for weeks on end. There is also a powerful, built in AC unit that can cool down the boat in minutes, and some great oil heaters to keep it warm in the winter.
Volvo 240 hp gas power engine in great condition with 420 hours on it. Smart charger for batteries. 12 gallon hot water tank. Lots of storage space in both the forward hull and the aft haul. You will see that the entire hull is dry. Sadly we did not run the boat at all this summer (one of us was always traveling) so the engine does need a tune up.

Accommodations
Recently tastefully custom decorated throughout with Birds Eye Maple in the main salon and granite countertops in the galley, this boat shows very well. She has a teak hi-low table that opens for her dinette and also features a built-in black granite serving bar. There is teak parquet flooring in the galley and teak appointments throughout the main salon. A newly upholstered L-shaped couch in the salon folds into a queen sized bed for guests. There is a stereo system with a 12 CD changer with speakers in both the salon and helm area.
She has two room private staterooms. Boat is in good condition physically inside and out. Not great, but if you'd been floating in the Potomac for 26 years, you'd have some issues too. Here's the stuff that's up with the boat: Engines are the first and biggest thing. I was planning to list the boat for $66,000 (it's value) but one of the engines is inoperable. I've had mechanics and contractors working on the boat for a year now and have it in tip top shape in some ways. However, the port engine is not functional. So if you're looking for a home on the water and don't care about flushing money into the Potomac in the form of buying fuel and driving this boat around much, have I got a deal for you! If you wish to get the boat motoring happily again, I've knocked $12,000 off the price which should pay to have the motor replaced. Just don't want to do the work and then sell it because if I'm going to repower my boat, I'm keeping her. Plus having someone else do work on your boat and potentially cut corners when you're going to have to live with the job they've done is not wise. So it's all you.
As I've had mechanics working for a year now, I can say the starboard engine is working better than when the boat was first dropped in the water. New fuel hoses, fuel filters, fuel pump, fuel tank drained and cleaned, distributor cap and timing adjusted, spark plugs checked/replaced, and some more stuff too (I'm no mechanic so I'm just paraphrasing whatever I was told). Also, I had the bottom sanded and painted about 10 months ago and she's been in the water for 8 months or so with the new paint. Also installed a depth sounder/fish finder on the bridge to bring the old gal into the 21st century. Had the canvas over the bridge and the aft deck re-zippered since the zippers were damaged in a storm. Since being replaced, the canvases have not yet been put on the boat so they will be all new zippers for you.
I also had a full, haul-out survey done at the time of the boat bottom painting. So for the purposes of financing and insurance, I have a survey which I will include for you with the sale of the boat. This costs about $1000 but I've already paid for it and it's obviously not going to do me a whole lot of good without the boat so you can take it and get insurance and such with it as you like. The engines were not finished at the time of the survey so the sea trial was not completed. I drove the boat back from Ft. Washington Marina on just the starboard engine myself but did not feel like wasting time with completing that portion of the survey since I can very clearly tell you about operability of the engines and engine systems from all the work I've had done on them and that portion of the survey does not matter for insurance or financing. So you can buy and take possession of the boat very quickly and easily as you do not need to wait a few weeks for a survey to come back, it's done already.

As for liveaboard status, Gangplank Marina is where the boat is docked. She's the only liveaboard marina in washington and having lived there for 3 years full time, I can say it's a great place to live. Slip fees include a parking space, mailbox, and pumpouts for the boat. You'll need to chat with the dockmaster about getting in there, but there is a considerable waiting list for slips at the marina (which you would skip all together) and they are not issuing liveaboard status to anyone else as they are over the quota in place by the District of Colombia (which would not apply to you). So you can squeak into Gangplank past all those other fools waiting for slips and still get liveaboard status without so much as a dirty look from marina management. How fantastic!
