We're looking for a responsible woman to share a large, fully-furnished four-bedroom townhouse. You will have a newly-painted attic room of your own, and full shared occupancy in the rest of the house, which has a large living room, dining room, breakfast room, and kitchen on ground floor; 3 BR, 2 full baths, library/TV room on second floor; 1 BR and storage space in attic; garage storage; small yards front and back; big front porch. House was built in 1911 and has lots of character. 
<br>

<br>
Utilities, local phone, and wireless connection are included in the rent. TV/DVD/VHS equipment in upstairs TV room. House and kitchen are otherwise fully equipped -- largely in eclectic furnishings and art/crafts from a 29-year international career spent mostly in Latin America, and more recent IKEA raids. Your room is ready with furniture. Family towels, sheets, etc are available, or you can bring your own. 
<br>

<br>
Plenty of on-street parking easily available if your car has DC tags. House is 5-10 minute walk from Columbia Heights Green Line Metro Station, and close to buses on Mt Pleasant and 16th. Easy commute: I bus or walk daily to the West End. House is a couple hundred meters from Rock Creek Park and the National Zoo. 
<br>

<br>
My 17-year-old daughter lives with me 25% of the time and with her mom nearby the rest of the time. She is a smart, thoughtful, good kid -- active in school, music, soccer, politics. She has an active social life, but the house is seldom the venue for her group activities, as most of her pals live in a cluster across town. Her older sister is in college out of town and home occasionally for visits.
<br>

<br>
The other housemate -- occupying a bedroom on second floor -- is a quiet, thoughtful professional woman in her twenties, also a student in a local university.
<br>

<br>
I am a quiet, book-loving professional man -- easy-going with simple tastes. I travel about 30% of the time for my work, with an international non-profit organization. Most of the time, the only people around are the renters and me.  
<br>

<br>
A congenial young couple live in a separate basement apartment. Med student and speech pathologist with a baby daughter.  Noise not an issue.
<br>

<br>
Until just now, we have had only one bathroom for the rest of the house, but now have an entirely new second bathroom/laundry room also on the second floor, so the effective human/bathroom ratio is less than 2:1.
<br>

<br>
Housekeeping is informal but consistent. I like cleanliness, am less insistent on tidyness, and think that keeping the house liveable is a shared responsibility. In the past, I have periodically shared with my housemates the cost of bringing in a housekeeper every month or so for major scrubbings. I am responsible for all repairs. Minimal yardwork is traditionally shared with neighbors.  If you have a green thumb, you're invited to apply it.  I'm particularly open to gardening projects that don't oblige me to drop whatever book I'm reading.
<br>

<br>
This house is contiguous with two other Irving St homes owned by an old friend and occupied by anywhere from five to ten house-sharing professionals and grad students at any point in time. Collectively, the three houses are known to all as Mother Irving and form a loose community that occasionally potlucks together and is quick to embrace new residents if they choose to join the fray. Recent collective events include a backyard music festival at the house next door(August) and the second annual Ma Irving Haunted House (happily, also in the house next door), Thanksgiving potluck. 
<br>

<br>
Most of the current residents are employed in public service careers of one sort or another and lean to the left politically, but are pretty inclusive and tolerant. We had a Mother Irving fundraiser for Kerry in 2004, and Obama signs are currently pretty evident, but have also been welcoming to the occasional Republican neighbor if they have a sense of humor. During good weather, there's a lot of stoop-sitting, outdoor grilling and shared meals in the front yard. 
<br>

<br>
Personally, I am quiet and private, but open to different styles. Noise levels here are usually limited to NPR and quiet music. TV is available, but seldom on. I'm happy to negotiate this stuff. 
<br>

<br>
In deference to my daughters' preferences, we have only rented rooms to women in recent years, and that has worked quite well. Women who have shared this home in the past four years have included a Swedish wildlife biologist, a Brazilian environmental lawyer, an undergraduate summer intern, a recent college grad working in a DC-based non-profit, a theater student, and a speech therapist. They have left as their careers and/or personal lives have evolved. We have all gotten along well. My girls and I are feminists, and our home and lifestyles reflect those values. 
<br>

<br>
This is a good place to live. Spaces have only been vacant for a total of a few weeks in the past five years, and I've seldom had to advertise.  The attic room now available was occupied by my eldest daughter until August, now off to college.  It's been newly painted and is fully, if modestly, furnished. Air-conditioned.  Space heaters in winter.
<br>

We would prefer to rent to a good person who is looking for a place for a minimum of a year, but are happy to discuss your needs and circumstances. 
<br>

<br>
Strongly prefer housemates without pets, unless they're on the goldfish level of house-sharing complexity.
<br>

<br>
Room is available now.  Must pay first month and one month rent as deposit at outset.  I need 30 days of notice before you leave.<br>
