Have lived here for 2 years. Nice quiet community. Great for kids (as there are TONS in the community!) Full driveway for 2 cars.
Small lot, so not much grass to cut, but will need to cut it on a regular basis as the grass grows fast! Need a bigger space so we need to move. We are getting ready to start a family and the home is just too small for the 2 of us, our pets and kids. This is the perfect opportunity to get a house for under 1000/month!

The only thing wrong is the A/C unit. The wiring to the blower is bad and needs to be replaced. The house is small enough that you can just get a window unit and it will keep the whole house pretty cool. VERY ENERGY EFFIECENT! The only utilities to be paid are Electric and Water. NO GAS! (Savings right there!) Total utilties usually comes out to $100/month. It is wired for cable. Can have sataliette.

This is just for the mobile home, does not include the land.

The land is owned by Waples Mobile Home Park. You have to lease the land from them. Lot rent is $645/month. (Mortgage on 20k is around 200) They do background checks on everyone who lives there. $35 application fee, in person M-F 9-5pm. you must be approved to live in the community before you purchase the home, unless you plan to move it.
