The JBG Companies, a leading property management company, is in search of a Make-Ready Coordinator to oversee the apartment turnover process for Lynbrook/Meadowcreek. Lynbrook/Meadowcreek Apartments is a 991 unit garden style community in the Mark Center of Alexandria, VA. The environment is extremely busy and fast-paced.
Essential Duties and Responsibilities
Oversees the make-ready process of the property with minimal supervision.
Performs necessary tasks for make-readies, and including, but not limited to maintenance, vendor management, and acts as liaison between the office and maintenance teams so that everyone is aware of the inventory of rentable apartments. Primarily responsible for keeping a market-ready inventory of apartments to show and move into. Will be primary contact for customers unsatisfied with the move-in condition of their apartment. Performs other reasonable duties as assigned.
Make-Ready Maintenance
• Oversee and routinely perform the duties necessary to restore apartments to market-ready status.
• Perform pre-vacate inspections of apartments on notice to plan for the upcoming make-ready process.
• Complete turnovers within five (5) working days.
• Train maintenance techs on quality standards of make-ready apartments and hold them accountable.
• Re-key locks and cut keys; adhere to key control policies.
• Maintain the turn schedule.
• Schedule, manage, and inspect the work of all contractors involved in the makeready process.
• Assist in monitoring inventory of make-ready and cleaning supplies, facilitating accurate replacement orders. Closely monitor and operate within budgetary guidelines.
• Regularly use Excel to create spreadsheets that help organize and schedule make-ready process.
• Use Outlook on a daily to communicate with vendors, co-workers, and residents.
• Utilizes property management software (Yardi) to maintain records in addition to Excel.
Safety/Risk Management
• Continuously inspect the property for safety hazards that pose a liability or
potential liability and corrects them immediately, advising supervisor of necessary action.
• Maintain knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials.
• Maintain awareness of and compliance with proper safety precautions at all
times.
Customer Service
• Maintain positive customer service attitude and lead by example.
• Respond to customer needs and practice a consistently high level of service.
Education and/or Experience
Must be high school graduate, or possess equivalency. At least six months of prior apartment maintenance experience is required. An understanding of MS Office is a must, particularly with Outlook, Excel, and Word. A familiarity with inventory control is preferred.
Qualification Requirements
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. He/she must portray a professional appearance. Job requires company-approved attire with identification badge in sight. Must be honest, trustworthy, enthusiastic, and team/project oriented. Regular attendance is mandatory. He/she must be customer service oriented and genuinely support and promote good resident relations and service to the staff and residents. Prior supervisory/leadership role with small teams is preferred.
A knowledge of basic carpentry, minor electrical, minor HVAC, and/or minor plumbing is necessary to be successful in this position.
Candidates who are bilingual (fluent in English and Spanish) will be given first consideration.
Work Hours:
40 hours per week. Weekends, as circumstances warrant; on-call for emergencies involving move-ins.
