Property Manager at Growing Real Estate Company (Dupont Circle)

Property Manager

Small but growing property management company seeks energetic individual to manage and coordinate maintenance requests, process applications and leases, as well as with general administrative tasks for a portfolio of small apartment buildings in Washington, DC. Remote work possible 1-2 days per week. Bonus opportunity of up to 20%+ of base salary. Experience in property management strongly preferred but not necessary. Office located in Dupont Circle with apartment building portfolio located in close proximity, most within walking distance. Great opportunity for a self-motivated person to join a growing company. Compensation: $60,000-70,000 based on experience. Attractive bonus structure gives the individual the opportunity to increase total compensation up to 20%+ of base salary.


Essential Functions
Leasing
Process applications as they are submitted.
Assist in lease transactions by filling out leases, gathering applicants' history, and credit and background checks.
Follow up with applicants regarding status.
Ensure apartments are ready for resident to move-in on the agreed date.
Immediately follow-up on prospects that did not close and attempt to close sales again.
Manage and ensure all rent control paperwork is completed and signed by each applicant and at lease signing if required.
Administrative
Accept rental payments and post rents to the computer.
Oversee, maintain, and periodically inspect all designated properties
Coordinate ongoing maintenance and annual inspections to comply with all relevant laws, codes, and company policies
Ensure that all work-related activities are conducted in a fair, ethical and consistent manner
Collect rent, pay invoices, and manage vendor contracts
Prepare and maintain all records, correspondence, and files
Establish and maintain relationships with tenants
Record monies collected and prepare bank deposit slips on an ongoing basis.
Ensure that all proper tax and legal documents are received, reviewed, and entered into the management software from new vendors, prior to payment being processed.
Manage all invoices received from the properties to ensure they are approved, entered, and paid in a timely manner.
Support in the preparation, review, and finalization of financial statements on a monthly basis.
Maintain accurate monthly commission sheets on leases, renewals, and delinquencies for bonus purposes.
Resident Retention
Respond to all phone calls, emails and after-hour emergency messages.
Manage all active work orders to ensure all maintenance issues are handled promptly and satisfactorily.

Minimum Requirements:
Must be proficient at Microsoft Excel and Word
Knowledge of applicable fair housing laws

Work Schedule:
Work hours are 9am-5pm Monday-Friday with flexible and telework/work-from-home possible 1-2 days per week. Periodic on-call service possible.

Qualifications for Property Manager
Bachelor's degree highly preferred;
Knowledge of Appfolio is highly preferred
Highly proficient in Microsoft Office
Strong interpersonal skills
Proven ability to comply with operational policies and procedures, codes, and regulations
Must be able to read, write, and speak fluent English. Spanish language skills a plus but not required
Excellent organizational, problem-solving, and interpersonal skills
Knowledge of affordable housing programs and fair housing laws
