I work with those either seeking to purchase well below market value single family homes or those with fully owned properties seeking cash out loans. I only lend if I am convinced that you will make money and that we can both benefit. Business ethics, experience, and the capacity to perform are what count. I prefer lower cost properties that can be rented with a positive cash flow if they do not sell quickly. I am not licensed to lend to owner occupants and will not do so.

I am an experienced private lender for real estate investment property. I am a collateral based lender focused on funding flips and short term acquisitions. In this environment, I would only lend a modest percent of the property value. I will hold for longer periods but the interest rates may not be conducive to that sort of enterprise. All terms are spelled out and agreed to beforehand including your personal guarantee. I do not do loans with teaser rates. I have been doing this as a sole practioner for almost 10 years. There will be no surprise fees or charges unless you default and those are spelled out in the loan documents for you to read and accept or walk away. Please, let's resolve that there will be no BS. If you want to proceed, you will be providing sufficient funding to a title company of your choice, assuming I have not had a negative experience with that title company, to cover preparation of the loan documents and to cover my cost of driving to see the subject property.
