Residential New Construction Superintendent/Project Manager

We are an experienced Builder (Rehabber/ Fix and Flipper) in the Maryland and DC, looking for an awesome person to join our team. Are you a rockstar superintendent/project manager who is experienced in building new homes?? If so keep reading... Our company plans to build 20 houses in the remainder of 2020 (starting this month). We normally build about 25 new houses per year.

Must complete all aspects of the job with the highest level of honesty and integrity possible.
Capable of doing all types of carpentry work and is great at managing subcontractors.
We are looking for a person that self performs work (working superintendent) as well as manage the projects from the field. Must be very proficient in handling all aspects of the new home construction process such as trim carpentry, decks, cabinet installation, misc. general construction as needed, etc... We are looking to have this person complete multiple parts of every project.
Must be motivated, honest, dependable, hard working, easy to work with, driven, focused, stable and looking for solid consistent work.
Must meet inspectors at jobs and deal with inspection issues.
Must be detailed oriented and organized
A problem solver who is capable of planning ahead and forward thinking.
Must be a team player willing to step in and do whatever it takes to get the job done - you are not too good to sweep floors or clean a countertop if that's what it takes
Must be a self starter and be able to take the ball and run with it and have a can do attitude
Must perform constant quality control on all projects to insure that the highest level of company standards are being met by everyone involved in the project . (Ex. Frame check houses, check all subcontractors work for accuracy, stay on tight timelines for all phases of construction, maintain clean job sites, etc…) Only the best is acceptable.
Must check on jobs everyday and give a status report in order to stay on time and on budget.
We are NOT expecting this person to perform specific trades (Electrical, HVAC, Plumbing, etc...) as these trades will be subcontracted out. However, this person must be well versed in these trades and all other facets of the new construction process such as demolition, excavation & site development, concrete, roofing, siding, etc., in order to properly manage them.
Must be able to manage all of the construction and complete homes from start to finish in 3-4 months.
Typical work days will be Monday - Friday but some weekends and evenings may be required.
Proficient with emailing, texting and other forms of electronic communication (use of provided ipad).
Daily team collaboration and interaction with online project management software.
Responsible for ensuring that all projects are delivered on time and on budget.
Able to identify any potential conflicts in the project and proactively implement needed modifications.
Maintains a job-specific folder for each project including permits, plans, schedules, change orders and all other pertinent information to run a smooth project.
Ability to interact and maintain an online job schedule.
Possesses a high level of professionalism.
Interact with suppliers and vendors regularly.
Extensive ability to read and follow architectural plans is a must
Proven track record of working/managing multiple jobs at one time
Awesome at dealing with customers and providing customer service
Be able to pass a criminal background check, pass a drug test, have excellent references and be able to work in a close-knit environment, have valid driver's license and reliable transportation

Other things to know:

This is a full time, year round position
Our work is in central maryland so you must be local to the area with the ability to reach PG, Howard, Anne Arundel, Charles and Washington dc Counties easily.

Qualifications/Requirements
•Minimum 8-10 years of Construction Project Management experience in home building or major home remodeling (ie design-build)
• Experience in Project Manager for home renovations is a plus, but not a requirement
Good driving record.
• Own a pickup or large SUV.
• Owning full set of tools is a plus, but not a requirement.
• Good basic computer skills.
• Spanish speaking is a big plus, but not a requirement
