We are a boutique residential property management firm with unprecedented knowledge of the local market.
We have strategically carved a position as one of the fastest growing management firms in the region. We are interviewing for a Super Star Operations Administrator to join our team. Position requires excellent client and customer care that provides a WOW factor in all activities and communications that exceeds expectations for our clients.

Job Description:
The Operations Administrator is responsible for managing all facets of the business and fostering positive relationships with our clients throughout the management process. This position requires a well-organized, service-minded individual with good interpersonal skills and attention to detail. In this role, you will work with the client from initial interaction thru the remainder of the business relationship. This includes client follow-up, scheduling and attending appointments, handling paperwork, coordinating communication between all parties, updating team members, and doing whatever it takes to ensure a successful client partnership.

Job Responsibilities:
 Handle all day to day administrative property related tasks for the business and update the relevant platforms.
 Manage all aspects of client relationships from engagement, leasing and ongoing property management.
 Receive and nurture leads to acquire business, conduct initial phone screening to "sell" our property management services and (in some cases) meet with the prospective client.
 Prospect, with guidance from management, to secure and market to new leads.
 Execute all required steps to get the client under a property management agreement; which includes marketing presentation, pre-listing activities (rental comps, research, etc.).
 Consult with property owners to coordinate staging, property photography, repairs, home improvements, signage, lockbox, access requirements and other marketing activities required to prepare for showings, coordinate showings, and schedule open houses.
 Provide weekly updates to property owners with feedback and progress reports from showings and marketing efforts. Be proactive so clients are kept informed, know what to expect, and feel reassured that they are in good hands.
 Input property details into our property management software, maintain documents and track progress for each property, and update necessary information in client database and transaction management systems and give our clients the best service possible.
 Draft, update, and review management agreements, tenant correspondence, etc.
 Coordinate with tenants to schedule inspections, assist in negotiations regarding repairs, and coordinate completion of repairs.
 Regularly update & maintain communication with clients, tenants and team members.
 Schedule and coordinate lease signings, review and upload paperwork; attend lease signings and move-in inspections, if necessary.
 Communicate with clients and keep them updated on the status and timeline for all moving activities related to their property.
 Strive to make the living experience of our residents of the highest quality.

 Coordinate and schedule evictions and all relevant activities with attorney's office and services.
 Lead the rent collection efforts with a goal of zero delinquency.

 Conduct research for new products and services that will enhance experience of clients and tenants.

 Other duties as assigned by management or needed for client/tenant support.


Requirements:
 Submit to drug screening, background check and pre-employment assessment test of skillset
 Confident, motivated, creative and driven with strict work ethics; this is a remote position.
 Valid Driver's License, reliable transportation with proof of insurance.
 2+ years property management or related experience required.
 Strong written and verbal communication skills.
 Personable attitude with superior customer service skills and robust follow through of tasks.
 Strong organizational, project, and time management skills.
 Ability to retain a lot information, and able to manage several projects at once.
 Ability to be assertive, yet persuasive in any situation in order to get things done.
 Proficient with technology such as Microsoft Office and Google Apps, and ability to quickly learn new systems. EVERYTHING is web-based, so this an extreme must.

Salary Structure:
$15 an hour (during probationary period) plus monthly performance-based bonuses, weekly gas stipend (based on scheduled appointments), remote schedule and with lots of flexibility and a ton of room for growth.
