The Maintenance Technician III performs maintenance functions in the community, including rental units, residential common areas, offices, grounds, and parking lots. The role requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership objectives. The Maintenance Technician III requires a strong skill set in the maintenance trade and will guide/mentor Maintenance Technicians I and II. This position is successful when all work orders are getting done correctly and vacant units are getting ready within the standard protocol time with the company.
Duties
Diagnose and make repairs in such areas as but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electricals, plumbing, and HVAC.
Complete Assigned Service requests and repairs consistent with company procedures. Assist in preparing vacant apartments for market-ready status in accordance with company standards.
Perform maintenance service orders associated with preventive maintenance programs, building and safety inspections, and annual unit inspections.
Maintain Grounds and curb appeal through snow removal, landscaping, and trash management activities.
Be available for on-call activity during off hours and emergency based on predetermined schedules and needs.
Minimum Qualifications and Requirements:
High school diploma or GED with 5 or more years of related experience or an advanced degree with a minimum of 7 years of related experience
knowledge of facilities management standards, concepts, practices, procedures, and policies with the ability to apply them
Knowledge of electrical, carpentry plumbing, appliances, and HVAC, and Customer service, written communications, oral communications
Knowledge of computers and facility software
Ability to provide guidance and mentorship to junior team members
Ability to communicate effectively both orally and in writing.
Ability to be flexible and adaptable in various situations.
Ability to work independently and dependently in a team-driven environment
Preferred Qualifications and Requirements:
Experience with Asbestos and lead based paint
Professional certifications such as CAMT or CFC Universal are preferred
