18.75 ACRES FOR SALE in Shenandoah County, VA on a Massanutten Mountain plateau at the 1,000'-1,100' elevation level, in the heart of, protected and surrounded by the 1,000,000 acre G.W National Forest. If you like outdoor sports, fishing, hunting, hiking, gardening, rock climbing, antiquing, photography, horseback riding, truck/market farming, ATV-motocross, astronomy, geology, bird & wildlife watching, hang gliding, painting, writing, reading, raising a few chickens, brewing some beer or about any hobby or other activity or business endeavor in-need-of new, modern 30' x 45' indoor space, or a quiet corner, you'll be a "happy camper" here. Included are the approximately 200 year old house, 24/7 spring-house, out-house, chicken-house, a 2-story work shop dated probably at around 1850 where cradle scythes were manufactured and a steel 30' x 45' warehouse-type building manufactured and built by Morton in 2006, complete with a 400 amp electrical system, water and sewage. The old farmhouse is just that, with 3 bedrooms, kitchen, bath & living room heated with a wood stove & supplemental room electric heaters as needed. The supporting utilities infrastructure has been upgraded to allow the construction of a house up to 5 bedrooms or 750 gallons per day waste disposal. Shentel telephone is installed, internet is available also from Shentel and numerous satellite TV systems are available. It also has a pond I'm estimating at about 1/2 acre. I prefer to have all of the house furnishings and furniture to convey with the property at no additional cost.

Call or email me for more information. I have around 40 pages of info including photos of the property and surrounding area I can send via a PDF file to your email address. In that I also "outlined" optional plans for the future utilization of the property.
We enjoyed "the farm" as a getaway while adding about $80,000 worth of infrastructure upgrades toward making it Estate development-ready or an Airbnb residence and/or a Tiny-House getaway. Or, the farmhouse can also be your getaway as is - fully furnished with the exception of the water heater which seems to be on the "fritz", or restored to some level more to your preferences. For me, health issues and other family dynamics intervened requiring me to offer the property for sale. I live in Falls Church, the property is in Shenandoah County, VA in a valley (Fort Valley) on a mountain (Massanutten) located in a valley (Shenandoah Valley) between 2 mountains, (Great North/Appalachian WVA & Blue Ridge VA).
