ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned.
Performs necessary maintenance of HVAC equipment as assigned.
Performs all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer’s recommendation.
Responds to emergency calls for system and equipment failure.
Complete all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
Serves as the lead mechanic in assigned area(s) and will be responsible for the overall condition of the neighborhood(s).
Will monitor the timely completion of assigned work by all team members and will serve as a technical resource to all staff as necessary.
Will assist in the training of others on the proper techniques/principles of facilities maintenance.
Will be responsible for maintaining proper levels of materials/supplies for neighborhood(s) assigned so as to ensure the timely and efficient completion of necessary tasks.
Will be expected to work a reasonable amount of scheduled and “on-call” overtime as necessary.
Performs additional duties requested by the Supervisor, Facilities Maintenance/Maintenance & Engineering Manager in order to ensure the effective and efficient operation of the Community.

EDUCATION and/or EXPERIENCE:
High School or GED. Must possess a working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances. Should have a working knowledge of HVAC. Should possess a minimum of 5 years experience in a residential apartment complex, construction or commercial building maintenance.
LICENSES, CERTIFICATES, REGISTRATIONS:
Must possess current EPA certification to handle refrigerants.

Ability to lift 50 pounds, over 50 pounds must use the aid of a hand truck or get assistance, and move
