Available: Dec 20th (can be earlier or later if requested)
Large unfurnished basement room w private bath in three-person Capitol Hill row house. The room has two closets and private en suite bathroom with walk-in shower.
Neighborhood
I love this neighborhood! We are on a fairly quiet street but also one block to Safeway and Capitol Bikeshare, 7 min walk to Potomac Ave. metro (Blue/Orange/Silver), Frager's Hardware, and CVS, and a 10 minute walk to Eastern Market and Trader Joes. House and Senate office buildings are within walking distance or a short bike ride. Street parking is plentiful and Zone 6; we also share one off-street spot inside the yard’s back gate.
Your Room
Large bedroom (approx. 12’x12’ plus alcoves as seen in the photos, which translates to space for a queen bed, dresser, and desk) The room has two closets and en suite bathroom with walk-in shower. The room has a window air conditioner, and it connects to the laundry room, where there is a secondary/private door.
Our House
The living room and dining room on the main floor are already furnished, but there is space for your things on the built-in bookshelf and in the kitchen. The kitchen has a new gas range, new dishwasher, and a microwave. We also have a mini fridge for drinks. Washing machine and dryer are located in the basement laundry room. There is also a spacious backyard with a raised bed available for gardening, if that's your thing. The front porch is a great space for socializing and chatting with the neighbors. There are two more bedrooms and a bath upstairs that are occupied by your housemates.
Us
We are a 40s woman who works a hybrid office job and a 20s man who works an in-person federal job, and our bedrooms are on the upstairs floor. J is an engineer by training and likes Legos, I am a fan of word puzzles and Jeopardy! We both like to cook a fair amount and we are both clean, pretty quiet, and respectful of others. We prefer direct communication and a friendly vibe where everyone pitches in, rather than formal chore assignments.
Lease Details
We have a good relationship with the landlord and he is responsive when repairs are needed (through his handyman who lives here in the neighborhood). One of us has been living here for several years, so the lease has converted to month-to-month; however, we are seeking someone who will hopefully be a good fit for the long-term!
Rent as of January 1 2026 will be $1234 per month + 1/3 of utilities (including shared WiFi, these average about $150 per person per month). We have negotiated that our rent increases will happen in January and be based on the rate of inflation. We are also collectively responsible for yard maintenance, which is not much and is mostly leaf pick up. One month's security deposit is required.
One small dog (sorry, no cats) is open to negotiation with the roommates and landlord. No indoor smoking.
Please introduce yourself and let us know a bit about your past experience w shared housing, and if you have any questions! Happy to set up a tour either in person or on Zoom/Facetime.
