$1,250 Basement room w/private entrance on Sherman Circle (Petworth)

The house is on Sherman Circle in Petworth. The basement room has its own full bath and more space than any of the bedrooms upstairs, but it does have a ceiling clearance of about 5'7". The HVAC et al are in the basement, so a tech may need entry to that area (with advance permission). The basement will be unfurnished, though there are some pieces up for grabs. The rest of the house will be furnished. There is a dishwasher in the kitchen and a full-sized washer and dryer on the 2nd floor, where the other three bedrooms are. The house has a large backyard that we are allowed to garden in. You would also be living with two medium-haired cats, one friendly after a couple days of introduction, the other more aloof, but willing to entertain scritches. No other pets, sorry.
The house faces the lovely Sherman Circle Park and is:
a 17 minute walk to the Georgia Ave/Petworth metro station.
a 15 minute walk to Safeway.
a 10 minute walk to Yes! Organic Market.
a 15 minute walk to Upshur Recreation Center.
There are also lots of restaurants and convenience stores within walking distance.
The two current roommates are LGBT friendly and 420 friendly. We met as roommates and live together well, and want to continue that in a new space. We are friends, but have our own lives. Maintaining a safe, accepting, and comfortable space for everyone in the home is our top priority.
One of the roommates works as a genealogist and at home she is a movie & tv buff who is currently writing her own book. She has an early work schedule and works from home one day a week. She is the owner of the cats, and takes care of all their needs.
The other roommate (26F) works in the government relations field, and her hobbies are crochet, cooking, and tending to her (many, many) plants. On the weekends you’ll find her relaxing at home or visiting friends in the city (usually to play dungeons & dragons LOL).
